Short answer

No one can reliably predict rates. Choose the structure that suits your cash flow and plans.

Fixed suits you if

  • You need repayment certainty
  • You do not plan to sell or refinance during the fixed term

Variable suits you if

  • You want a full offset and unlimited extra repayments
  • You may sell, refinance or upgrade soon

Split

A split gives certainty on part of the loan and flexibility on the rest.
