Rate run: October 2026
Each month we run a real lending scenario through 30+ lender calculators and publish what we find: sample rates by lender type, how much lenders would actually lend, and what changed.
October 2026 in one line
On our 31 October 2026 investor run, the sharpest sample rate came from a customer-owned bank at 6.39%, but only 12 of 41 lender calculators showed the borrower could afford the loan, and most of those were non-bank lenders.

| Customer-owned bank | 6.39% p.a. |
| Tier 2 bank | 6.44% p.a. |
| Online bank | 6.49% p.a. |
| Big four bank | 6.57% p.a. |

What lenders would actually lend
The scenario was an investor with three existing properties, a debt-to-income ratio of about 6.4 and a proposed $400,000 investment loan.
- Maximum borrowing ranged from about $47,000 to about $690,000 across 41 lender calculators.
- 12 of 41 lenders showed a monthly surplus, meaning their calculator said the borrower could afford the loan. Most were non-bank lenders.
- Most major banks showed a monthly shortfall, largely because of higher assessment buffers, rental shading and how they treat negative gearing.
What drove the difference
- Assessment buffers ranged from about 1 to 3 percentage points above the product rate.
- Rental income shading varied, with major lenders counting between 80% and 90% of rent.
- Negative gearing treatment ranged from capping interest deductions at the rental income to applying no deductions at all.
- DTI policy: several lenders flagged a debt-to-income ratio above six as a hard limit, others as case by case.

How we run it
- One realistic scenario per month, put through each lender's serviceability calculator on the same day.
- We publish one sample rate per lender type, not named lenders, because the right lender depends on your situation.
- No client details are ever published. Scenarios are anonymised.
